Smita Garg is a real estate investment professional with nearly a decade of experience across institutional asset management and real estate banking. As Principal of SKG Capital, a 15‑year operating real estate platform with approximately $100 million in assets, she leads investment strategy, capital structuring, underwriting, and portfolio performance as the firm expands its footprint across transit‑oriented multifamily communities.
Prior to joining SKG Capital, Smita spent six years in institutional asset management at PGIM Real Estate, CBRE Investment Management, and Rose Associates, supporting the strategic oversight of multi‑billion‑dollar multifamily, office, and mixed‑use portfolios nationwide. Her experience includes business‑plan execution, budgeting, leasing strategy, capital improvements, and multiple financings and refinancings, including a $400 million CMBS transaction for 70 Pine Street, a landmark adaptive‑reuse development in New York City.
Earlier in her career, she spent four years in real estate banking at J.P. Morgan, originating, underwriting, and managing $800M+ in CRE exposure across construction, bridge, and term facilities—partnering with sponsors while leading diligence, covenant structuring, and post‑close credit performance and compliance.
Smita holds a Master of Science in Real Estate Development from NYU and a Bachelor of Business Administration from the University of Michigan. She serves on the NYU Schack Alumni Board and is a member of ULI New York’s Mixed‑Use Council (Green). Outside of work, Smita is an avid marathon runner and resides in the New York/New Jersey area.
