Sanjay Garg is the Founder and Managing Principal of SKG Capital, a privately held real estate investment firm he established in 2011. Under his leadership, SKG has grown from an initial $5 million to a $100 million portfolio of multifamily and mixed‑use assets in transit‑oriented Northeast submarkets, supported by a vertically integrated platform for acquisition, repositioning, and asset management.
Sanjay leads the firm’s investment strategy, acquisitions, capital structuring, and asset management. His philosophy centers on downside protection, conservative leverage, and long‑term value creation through operational improvements. This disciplined approach reflects his experience navigating multiple real estate and capital market cycles and SKG’s commitment to rigorous, data‑driven underwriting and execution.
Before founding SKG Capital, Sanjay spent 25+ years on Wall Street in senior management and technology leadership roles at global investment banks, including J.P. Morgan, Barclays, and the former Lehman Brothers, where he developed analytics and risk‑surveillance frameworks that directly inform SKG’s current underwriting and portfolio‑management practices.
Sanjay earned an M.S. from the New Jersey Institute of Technology (NJIT) and pursued computer science studies at NYU’s Polytechnic (now NYU Tandon School of Engineering)—a quantitative foundation that shapes his approach to capital allocation and risk management.
He serves as SKG’s principal representative to investors and lenders and remains hands‑on throughout due diligence, transaction execution, and asset‑level performance initiatives. Sanjay lives with his family in northern New Jersey.
